The completed renovation created a durable, updated outdoor space while preserving the distinctive appearance of the building.

The Project

The Palace Theatre partnered with J-TEK Construction to renovate a large exterior porch and deck at its Manchester property. The existing structure showed aging materials and required more than a simple replacement of the visible deck boards.

The renovation required work beyond the visible deck surface. Once portions of the existing structure were opened, J-TEK was able to address the underlying deck construction before moving forward with the new finished surfaces. The project extended across multiple sections of the property and included the porch, deck areas, entrance stairs, railings, and exterior details.

An important part of the project was integrating the new construction with the property’s established architectural style. Rather than changing the character of the exterior, the finished deck was designed to work with the existing white columns, decorative railings, exterior façade, and covered porch.

Construction Process

J-TEK coordinated the Palace Theatre deck renovation from removal of the existing materials through structural improvements and installation of the new finished deck. As sections of the original porch and decking were removed, the underlying framing and support structure became accessible for the next phase of construction.

New structural lumber and vertical supports were installed throughout portions of the deck to strengthen and rebuild the underlying structure. J-TEK worked across the different sections of the porch, coordinating the framing, supports, stairs, decking, railings, and exterior details as the project progressed.

Once the structural work was complete, new gray composite-style decking was installed throughout the porch and deck areas. Detailed border and diagonal patterns were incorporated into the decking, followed by stairs, railings, lattice, and final finish work to complete the renovation.

Before & During Construction

The existing porch and deck featured aging wood decking, decorative white railings, lattice, stairs, and an older supporting structure beneath the deck.

During construction, sections of the existing deck were opened and removed, exposing the framing and supports underneath. The project photos show J-TEK installing new structural lumber and vertical supports while working around portions of the existing porch and architectural features that would remain part of the finished exterior.

As the structural phase progressed, the project moved into reconstruction of the deck surface, entrance areas, stairs, railings, and surrounding exterior details. The progress photos document the extensive work underneath the finished deck and the transformation from the existing structure to the rebuilt exterior space.

Finished Project

The completed renovation transformed the Palace Theatre’s aging exterior porch and deck into a clean, updated space while maintaining the property’s distinctive architectural character.

New gray composite-style decking provides a durable finished surface throughout the porch and deck areas, with border and diagonal detailing adding visual interest to the installation. White railings, columns, stairs, and lattice complement the new decking while maintaining the traditional appearance of the building.

The finished project brings together the structural improvements completed beneath the deck with detailed exterior finish work, resulting in a refreshed commercial deck designed for long-term use.

Frequently Asked Questions

  • If the underlying framing, support posts, stairs, or other structural components are deteriorated or no longer performing as intended, replacing only the surface boards may not be enough. A renovation provides an opportunity to expose and evaluate the underlying structure, address necessary repairs or improvements, and then install the new finished deck.

  • Yes. A commercial deck can be modernized while retaining architectural elements that contribute to the property’s existing appearance. For the Palace Theatre project, the new gray decking was integrated with the building’s traditional white columns, decorative railings, stairs, and exterior details to create an updated space that still complements the property.

  • Composite decking provides a durable, consistent finished surface and requires less routine maintenance than traditional wood decking. For commercial properties with frequently used exterior spaces, it can be an attractive option for creating a long-lasting deck while reducing ongoing staining, sealing, and refinishing requirements.

  • Before beginning a commercial deck renovation, the condition of both the visible decking and the underlying structure should be considered. Framing, supports, stairs, railings, drainage, existing materials, property access, and how the deck is used can all affect the scope of the project. Evaluating these conditions helps determine whether the project requires surface improvements or a more extensive renovation.
